In order to not derail the Police State thread.

That is called democracy. It is not a good thing. It’s tyranny.
Here in my county, the damned democrats declared “its called democracy and we voted” while they crammed zoning down everyone’s throats over the objection of 3/4 of the area of the county. They only have the numbers because Little Chapel Hill is full of libruls that love living on a fraction of an acre where the rural parts have a family living on hundreds of acres with their cow farm.
Since that day, I’ve come to accept the need for removing them from office, even by unconventional means if necessary. Of course it is going to have to be a collective act on the part of the whole county.
Now, they’re demanding we pay more for their stupid pet agenda around Pittsboro.
Time to put their tea in lake Jordan.
We’re in Chatham Co for a few years now, what are they doing?
I was surprised during primaries I couldn’t vote, there’s only a dem ballot. No one runs against the socialists.
The incident that really solidified things for me was the county wide R1 zoning. The planning board was near finalization of a county wide use plan that should have been done first, but the Dumbs wanted to take advantage of their electoral win and cram it through. It was highly protested by much of the county. The planning board commissioned a zoning subcommittee to look at the options. I managed to get onto it as the zone 5 (Walter Petty’s) representative. It was obvious that the fix was in and this committee was supposed to just confirm the need for zoning. The “threat” was things like Chatham Park putting up an asphalt plant and the rock quarry near a Goldston. Zoning “we” were erroneously told was needed to stop it. (There is the damned quarry about 2 miles from my house). The big boogeyman was the Megasite. I and a few others kept arguing more for a compromise, zone east of hwy 87 where it was wanted and let the rest of the county decide what works for them, such as an ordinance that excludes certain nuisance types of business by default unless explicit permission is given after proving that it won’t have negative impacts.

In the end, the subcommittee opted for this approach, as did the planning board. I think this pissed off the The Dumbocrat commission, lead by Hales and her two side kicks (Crawford and that black female) and they put it to a vote to blanket the county R1 everywhere unless already designated otherwise. When this created an uproar she declared , “its called a Democracy and WE voted.”

Then there were things like the statue, and the whole Chatham Park being driven by a Durham billionaire. They were sold, more like swallowed, a bill of goods about R5 zoning (high acreage), building businesses, schools, etc, as part of the project, and now they want to clear cut the area west of lake Jordan and put up a bunch of houses on small lots.

Oh, and they just passed a property tax increase to pay for all the infrastructure that this project will need - on everyone else. Keep in mind they’ve been reevaluating UPWARD every damned year instead of the normal 10 year re-evaluation.

The western parts have little to no representation and don’t have the population density to achieve it.
What have they done with the property taxes?
I have two identical lots side by side, purchased at the same time, on the same document and one is taxed at a 1/3 higher rate. :confused:

We're south of Jordan Lake's dam on the river. We expect to have a mud river for the next 15+ years now from the park's construction.
 
127 pages of zoning ordinance. Until recently, as in a couple of years ago, most of the county wasn't zoned. We bought what we did in part because it wasn't. They then came in an declared it all R1.

We built a pottery shop for my wife, with the intent of opening part of it go the public. Under R1 she would have to meet the "home based occupation". In her case, the building us too big but could fit under rural based home occupation. Seeing as the property is in the "agricultural" section, i.e. more rural then rural, I think the case could be made.

Fortunately, they said because we were on record as starting this before the zoning, they're grandfathering her shop as being able to be opened as a commercial building, but required her to have an impervious (concrete) pad designated specifically for a handicap van unload. That cost $3,000 and forget that the lot was already at grade with the entrances and that next to no place in the area meets that stupid standard.
 
Years ago I had a home business, and had to have a Durham business license. Even though it was all 'administrative,' the city had to inspect our house and decide which zoning permit/business license I would need. They said that they could do spot inspections anytime, without warning. I told them no. They said they would not issue a permit otherwise. I said, fine, I will conduct my business without a permit and let the chips fall where they may. They issued a permit, never saw them again.
 
This thread chaps my ass. The property we bought in September is zoned AG, surrounded by farms and open land.........but right across the creek there's a cheap-ass subdivision with as many Offerpad homes for sale as occupied (homes from the 150s IIRC). Hope they like the sound of gunfire, as they're in a separate township that annexed into the County from the other side of the line. I'm sure Johnny Law will give me more than a few drive-by inspections. This is why I
A. have a gate, posted signs, and no trespassing (not that it matters to determined folks)
B. haven't yet cut in a proper driveway......at least trespassers have to be on foot, on 4wd, or on an ATV
C. Let all my neighbors know my contact info, and I encourage them to be as nosey as they want to be until I move there permanently

I honestly wish I had bought land in Stanly where the entire county is so poor they can't afford any more BS enforcement than they already have. They can barely keep the schools and county offices open.

There are counties down east that are so rural and so cheap, unless you want to put up a trailer to make meth, they really don't care. THAT...is the type of place I want....

unfortunately with my job and my wife's business, we are tethered to the rapidly-deteriorating socialist craphole that is the Queer/Queen City for the foreseeable future. 45min commute or less required.
 
You sound like me...my wife works downtown CLT so the furthest East I could logically go would be Red Cross.

I was looking to get off 24-27 as close as I possibly could, and I suggest everyone looking east of CLT do the same. Once they complete their 'superstreet/supercorridor' stupidity, it's gonna be a nightmare. I've seen it back up from Walmart to the RR bridge some days coming home. Soon I will be able to hang a left at 601 and hit Mt P road home ;)

I get it. My job, I can work anywhere and make decent money. All of my wife's family is local now, so we ain't going anywhere.

One of the things I recall reading in the book, Unintended Consequences, by John Ross was if you want to reduce the chances of getting caught killing someone is to stash the body (evidence) in the poorest county because they won't have the resources to do a thorough investigation.

Yep. DNA evidence probably negates all that...........but at least down east you have the disposal resources of the blue crab population, the hog population, etc. All those are pretty efficient should one have the need arise.
 
What can realistically be done about the zoning issues. I’m a Chatham native and have heard a few people talk about some issues but I’ve never been sure exactly what has happened. I remember a lot of talk about the mega site, and then it seems it all went away. Seems like it would have brought a lot of jobs and good money to the area.
 
Zoning, like most things, was sold under the guise of public safety. They needed to protect the little man from big mean corporations so they didn't open a chemical plant right next to a school (and also to keep someone from putting in a trailer park next to the affluent neighborhood with all the pull).

What it has mostly become is a revenue (read that as bribe) source for city and county commissioners. You can get damn near anything rezoned that you want (including a chemical plant next to an elementary school) as long as you put the right amount of money in the right hands.

Sometimes its less than blatant "This has nothing to do with your request sir but I thought you might be interested that my church needs a new basketball court" to the more blatant "You should really hire a consultant for that project. My brother has a consulting firm" to the right out front graft "I think $10,000 would do it".

Seriously, it's gotten totally stupid here now. I had an old pole shed that was falling down on my land. I finally had the time and money to rebuild it, so I did. 5 days after I'm done, here comes zoning enforcement. After a week long investigation it was determined that I had not done anything wrong since I had just rebuilt it and it was not considered a new structure.

I've been in chatham pretty much all my life, but screw these crooked commisoners and their progressive agenda. We are looking at Person county since it will be close to my work and the wife's family and less BS than here. I hate the idea of leaving, but I hate what Chatham is becoming even more.
 
I noticed they are now allowing commercial business’s directly adjacent to neighborhoods here now. There is a daycare that is practically in a couple backyards down the road. I’d be pissed if I owned those homes. Although I wouldn’t have bought a house on the edge of the development like they did. But things are getting more ‘business friendly’ here in the ex-Peak of Good Living.
 
North Carolina's zoning standards appear to the outside (me, 25 yrs ago) to be NO zoning standards. I've never seen "skip zoning " here, where a "city" can annex only selected properties (let me cherry pick the best, skip the areas in between).

None of that is necessarily bad, just unusual to the outsider

We moved to SC. When my wife called the local county office about being zoned for agricultural exemption, the guy responded with, "Mam, we don't zone here." When asked about building permits, he basically said, it's your property, do what you want.

When we were looking for property we came across several surrounded by chain link fence and razor wire. With one, while looking at the neighboring property for sale we were aggressively confronted by one of the compound residents.

Zoning enforcement would not be getting into that property and trying to do so by force would probably get people killed. I’m starting to understand the mentality.

Oh, and I have a shed that needs to be rebuilt this fall.
 
I forgot to mention, when I got home today there was a door tag letting me know the tax assessor had come by to reevaluate my property.

How did they know you rebuilt it?

I guess it was a combination of I'm not far enough off the road and nosy people with nothing else to do.

Most people are at least (law) compliant. The evaluator probably knows where to stay out of and there are enough that go along with it to make it worth it for the county. This is what, the third re-evaluation in three years. They need to get the message to cut it out.
