Going crazy getting the house ready to list and eliminate closer to the new job.
But damn well worth it xposed to the hell of a 7000+ mile commute for a month or more at a time.
Clearing stuff out. Selling stuff on CL and here.
Thanks to all who helped by purchasing from our moving sale items.
When we relocated from MA, we had family at the house helping with everything.
Now it is just us. My daughter speaks her hand, my wife has more arthritis issues than 11 years ago. We get stressed a bit. But then we take a break.
Looking forward to getting settled in the next LZ. That precise location is not yet determined.
And my daughter moves to Charlotte for graduate school mid August. So it is beyond crazy. But worth every second of it. Sometimes chaos is a blessing too.

Exactly. That is why as much chaos as packing and moving is, I don't mind it much. Nothing will ever be as bad as having to do all that China travel.

trust me brother, I know I am living in stack of boxes hell. We are aiming for the spring and I still don't think we'll be ready to list.
 
When you live out in the country it’s 10 times worse.
You get a limited number of lookers and most of those are just tire kickers.
But you still spend a day or so getting everything perfect just to hear how the husband loves it but the pants wearing female doesn’t like being so far out.
It can be stressful to the point that you want to say screw it.
If you live in the city it’s different. I’ve known people that sell their homes in the first weekend of the listing.
After it sells it’s all grunt work from there on out.

I’m at the age where grunt work hurts for a few days following but I still think the backside is better then the frontside of the process.
 
We set the showings date for August 3.
But last night, a guy stopped in the turning lane as my wife was getting the mail. He was excited to find out about the back yard after seeing the listing. He had already asked his broker to schedule a showing.
He has dogs and was eager to find out if the backyard was fence. So Ana told him the yard was fenced, 10x20 covered dog run, and 10x12 shed, but reiterated that showings start Saturday.
This is a good omen.

Back yard is definitely dog and family friendly. Teen suite downstairs.
Ideal buyer has a family, wants to be a little bit rural for the quiet, but close enough to stores and a nice YMCA.
Fingers crossed for a quick above asking offer.

Hopefully we can find something decent that doesn't go too far above my 2X "rule."
We've never bought a house that was over 2x household income.
I'm sure that if Democrats could they'd make that illegal and claim we arw taking an "affordable" home from a lower income family.

:) The house I'm in now I paid .7X household income, but then it is only me and I like (somewhat) fixing the little things to bring the house up.
 
Gonna be out if the house from noon to 7pm. Continuous showings booked.
One even squeezed into a 15 minute window between bookings.

2700sqf, 4+BR, 2.5bath, on .45 acres
A steal at $225k.

Counter at $100k over the listing price. That might scare the crap outta them. :)
They withdrew the offer. I guess they thought we were desperate.
Must have been based on an old comment from the Zillow listing from 2014. That comment said it was reduced for quick sale.
We're not desperate.
Been listed barely a week.
As we get more if the small details fixed the offers always go up. [emoji6]

We really have to get that pet destroyed carpet out downstairs. The cats marked the piss out it. They missed their person when she was at at school or abroad. Would mark by her door. Got too saturated even for professional cleaner.

Best of luck selling the house. I can tell you after purchasing several properties, one with cat/urine stained carpet would turn me off. This coming from a guy who bought a dump of a first house to fix up. Might be worth a few thousand to put some nicer carpet there. That it a credit to the buyer for new carpet. I suspect you’ll get a higher offer price because of it. People buy on emotion most of the time and their first impressions are important when it comes to how they this the house might have been taken care of. Not to say yours wasn’t just because of some cat stains.

It definitely is a sellers market and I’m sure will sell quick either way!

Their broker told ours that they were considering a carpet allowance. But there was nothing in the offer about it.
We shall see.
Well still get an estimate for the flooring. I don't have the time to do it myself.

I did a decent group at 85 yards at Uwharrie when I slowed down and focused on the group.
But I only for a marksman ribbon in the USAF because the guy next to me shot at my target too.[emoji1787][emoji1787][emoji1787][emoji1787]

Due Diligence list from inspection was pretty reasonable.
Fixing a couple minor annoyances that the buyers didn't include but are cheap fixes.
Full stream ahead to closing.
Moving everything out this weekend that the movers aren't doing for us.
Had our first house hunt tour this past Saturday.
Crossed each one off the list. One that we liked had a 2 pet limit. I'm not killing our cat for a house. :D
