No shortage of stupid "rich" people in Raleigh

Charles Hugh Smith,one of my favorite cultural commentators and sort of libertarian version of Alvin Toffler (we see this trend in culture, therefore we should look for that in the near future)... has published this in his blog re: the insanely expensive urban areas we see and their possible near future.

@fishgutzy , not just Raleigh: https://www.wral.com/400-square-feet-in-downtown-durham-naturally-affordable-at-150k/18370943/ 404-411 square feet for $150K->$200K. People are buying 50 year-old 1K-square foot homes and flipping for $300,000. All of Durham is more expensive than it was just a few years ago, but downtown? Forget about it.
We were going to look at a house in Old Durham. They were holding an open house.
We turned around and drove away based only on what we saw on the street the house was on.

It is easy to see this happening to Durham (again). It is currently booming, but the boom is all housing and food/entertainment.

Old West Durham, Old North, or Old East Durham? Old East and Old North, hell yeah. Still some sketchy places. Old West is good to go. Downtown is weird in that in a 3- or 4-block span you can get upscale and ghetto. Especially in any of the neighborhoods around Trinity Park, Markham/Trinity, etc. I love Old West Durham, 9th Street, Club Blvd, around there. Even a little east to the Duke East Campus area.

Edited to add, Durham is bringing in some big $ techies and upstarts. Small, but really big money. That is why the housing boom is what it is.

We sold our house in Woodcroft (south Durham neighborhood, not far from Southpoint Mall) in 2006. My wife bought it in the mid-90s before we were married, she paid $109k. We sold it for $160-something K. The estimate now is $238K. We bought our current house for $209K in 2006, now it's valued at almost $275K. We could probably sell as-is for $250K. We've thought about it. Our taxes aren't Orange County taxes, but they will be in a few years.

We are trying to hold out until at least most of our kids are out, then we will sell and move into a town home or condo.

Old North is having a lot of renovations and tear down/new builds. The time to get in there reasonably is passed, but it is going to be a gentrified neighborhood soon.
