Finally bought some decent land

    After years of looking, waiting, watching, wanting, and hoping.......

    my wife and I signed the purchase documents on 10.83 acres in a semi-rural part of Cabarrus county.
    The old country road is still the same width it was when it was gravel, but it's in good shape.
    It's close enough to town but far enough out (even though it will add some time to my commute) we can drive for miles on back roads and never see a stoplight.

    It backs up to a nice wide creek (running dry now) and has good deer sign. Plenty of hickory trees.

    And best of all, it's zoned AO (ag/other) and I can pretty damn well do what I please as far as firearms goes (safely) and just about everything else.

    I also realize this is going to be a steep learning curve since I am going to do most of the land clearing myself.

    Congrats! The work can be an expensive back breaker. I like to rent equipment over 3 day weekends and be charged for Saturday.

    We sold the farm, and looked for 1.5 years until we found secluded land we could afford that I could shoot/hunt on.
    We love it.

    Well, I had to wait until the market value for my house gave me enough equity to make it a reality. While simultaneously finding a bargain. We had to beat out multiple offers on this property.

    Some bonuses is that it already was perc tested and has a 5 year improvement permit so I can go ahead with a septic system and a well.

    I am happy for you man. Looks like some good property. Find you some bedrock in that creek bed and scrape out the crevices and most likely you’ll find some gold.

    lol well I am still stuck with mostly yellow clay (bull tallow), loblolly pines and slate rocks, but it's all I've ever known.

    But for less than ten grand an acre, I'll take all of that I can get :D

    now........if you know the history of Cabarrus county, you'll know that the first gold discovery in the country was in little meadow creek by John Reed ;) circa 1799.

    Let's just say I am on a tributary, and I have a sluice ready to go ;)

    This is good. I'm on my 5th piece of property, and the first thing out of my mouth now is where does the water come from?
    The septic is another big deal. It's the hardest of all the permits to acquire.

    short term my plan is - hunt it this fall, figure out where I am gonna put my septic field / food plot / shooting range lane :D, and go from there.

    I was in my mid 50s when we set up here. The last 15 years have been the iceing on the cake of my life. My wish for you and yours is to have a L O N G time to enjoy your dream. I am as happy for your find as ya'll are. W e l l, that might be a little over the top, but you know what I mean.

    well the good thing is, unlike my short-sighted paternal family that squandered away nearly 100 acres of prime family land in Stanly co (didn't want to pay taxes!), I will have enough to at least leave to each of my 3 children in case they want to live close to dear old Mom and Dad. This property has nearly 1000ft of road frontage, 250ft deep so each one will get at least an acre of their own.

    Yep, a crossfitter (surprise!) friend who happened to work for the listing agency. She's been great, but she was skeered to walk in them woods with us ;)

    I have good deer sign at my house right now, killed 2 with bows last year, and this year I have 3 new neighbors. So.....yeah, not so much. Zoning, taxes, and what borders you is what matters more nowadays. There's deer everywhere in NC.

    Congrats. My dad was born in Concord. Doubt i'll ever get out of the city unless i move up to Surry Co. where the family farm is and that would be after i get divorced. No way my wife would go.

    I've always wondered about the logistics of something like this. If I'm understanding correctly - you used the equity from your primary residence to pay for some/most of the land, with the intent to build/clear as you go? Eventually building a new house (with a construction loan?) on the new property?

    Sorry if too personal - it's just something I've been thinkin about lately, and didn't know how to make it work.

    exactly. I opted to do a cash out refi instead of a heloc. I found out years ago that nobody finances unimproved land more than 50%. Easier to use 80% equity and refi

    Surry co..that's Gods country up there. What's ironic is that this land was owned by distant relatives of my wife's grandmother. Further irony is that her family just sold off their farm and split the proceeds 7 ways :(
    That's about half a mile as the crow fly's from this place.

    Her dad lives in Winston and is moving out to Stokes near King and I look forward to hunting up that way sooner or later.
