Sold our house and the one house my wife really liked went under contract. So now trying to find another house is like walking on jagged glass. Then she says I'm not going to settle for just whatever, then she sees a nice house but nothing really nice. Oh I want to see it. I'm just like WTH. Then she gets mad at me.
 
I feel for you. We bought a new (to us) house first, then sold ours after we had moved. I think that was easier, but only because I wasn't having to make two house payments at the same time.

Yeah two years ago we found the house first then sold ours twice in 72 hours of putting it on the market. This time my wife was worried our house wouldn't sell and didn't want to put an offer on one she loved until it went under contract. Well now finding what she wants is clouded by the first house. Finding anything in Mooresville is a pain right now anyway. Houses are selling in days of listing at more than cost.
 
We’re in a similar boat. Affordable housing is going up three doors down and we’re selling. It’s hard to believe we ever settled in this place with all the back and forth we’ve had looking for the next one. Lol

She was worried about your house not selling??? As long as you don’t live in a run down shack and it’s not priced 20% over market, it’ll sell in days, if not hours. The market is wild and has been like this for at least 5yr.

It was kind of odd. We didn't have a single viewing the first two weeks. 24 days later we had 4 showings in two days and sold for 97% if asking price. The first extension of phase two happened the day after going on the market.

After the last house we sold, we rented for 18 months till we found what we liked. Moving twice is a pain but it was the right decision.
 
I thought that was a fairly new house you guys had moved into. Congrats on selling it though.

Brand new her Dad's health has started to slip a little and we are moving a little closer to them. She wants to be 10-15 minutes instead of 45. Her mother just two days ago said "Your husband hates me and probably won't even let me come to the new house. When you were pregnant he wouldn't let me come over." She is such a hateful little woman and liar, but her dad is a good godly man that relies on my wife. He had a quadruple bypass 8-9 years ago and they told him 10 years is a place to want to get to. We thought about doing another custom build but it probably isn't worth it.

Man up. I bought our current house while my wife stayed in CA with our daughter. She showed up after a 12 hour drive to see it for the first time in person. The first week or so may have been a little tense. She adjusted and got over it. Been here about 17 years now so I guess I did ok.

If we hit 15 showings without an offer, we’ll adjust price.

We bought the new place 30 days ago and have spent the last month getting the old ready to go. I REALLY don’t want to go more than 2 months with both mortgages.

With that many showings, unless there is less than meets the eye when they get inside, I am guessing you’ll have multiple offers.
 
Yeah two neighborhoods going up here as well, about 10 minutes from the inlaws. Big and old vs medium and new is an real comparison and position to ponder.
Don’t expect a production builder like them to build your “forever dream home” but if you like the floorplan and location, they would probably be worthwhile.

So, this sounds like a temporary move. I don't think I'd set down permanent roots, because the situation is about to change again in the not too distant future. From what you describe, you'll be left with the mother-in-law nearby, before too long. I'd be looking at a master plan for a few years down the road.

Fortunately for me, we own the land and now to decide what to build. Looking at log homes.

I looked at dang near 50 homes (looked at to include pulling into driveway and seeing the neighborhood wasnt for me etc).
Anyway, on the 22nd I got onto facebook to thank folks for their birthday wishes, and i saw I had a 'memory' on there. I clicked it and it was a post from 4 years ago on the 22nd. It said something about 'was in a house I really liked when it went under contract...house shopping sucks'
Well, as I looked at that 'memory' on there I was laying in my bed in that house.

Yeah, it went under contract, but that fell through a few weeks later and I put my offer in and here i am.

Im saying all of that to say this - head up, dont give up, it WILL work out

Yeah I keep checking that pending every day just to make sure it doesn't pop up. This virus stuff has screwed a bunch of closings up. Our agent told us he has had 4-5 lenders back out the day before closing so houses are staying contingent longer.

Yeah I'm sure. But where ever we move we are trying to plan on one or the other, even mil, to have enough room to stay. When her dad goes her mom will be really bad for a long time. She almost had a nervous breakdown over putting a dog down a few years ago so it's gonna be bad.

i have a 1956 home with 3 acres i want to sell its in western rowan county, does anyone have any advice for me, had upgrades to home, does anyone know of a appreaser ? i dont know what im doing any advice would be helpful ,thanks its paid for, should i get a realitor ? or go by tax value ?
 
Just be patient...... sounds like the wifey is anxious/excited/and disappointed after losing out on the first one. If it takes a year or more, so be it.... Shopping for a house if a PITARA!!
 
When we decided to move back to Mt. Pleasant from Charlotte, we house shopped for almost year. Made many day trips to look at a house or two when houses were flying off the market. We had a specific neighborhood and budget and it wasn't working out. We got a link to one that was out of our budget, not in the area we wanted, and was ugly in the pictures. Realtor begged us to come look at it. In person, it looked better. We thought it was too big for us. On the drive back to Charlotte, we realized the more we talked about it, the more we liked it. Realtor suggested we make an offer we were comfortable with.

Fast forward 3 years, I am sitting here with my wife and 2 month old in a house we love, an awesome neighborhood where we have some locals (this town his turned into mini Ohio), in a part of the town we really like being in and I am working from home and we have enough room for a dedicated office.

This house has really grown on us. Having a few months of two mortgages was worth it in the long run. Plus we made a bunch of smaller trips to move stuff. It all worked out in the end.
 
My daughter attempted to by a house for two years in Huntersville. They would sell in two days or less once listed. They are moving in the week of August 4th and its back to Catawba County and commuting to Huntersville. Same for this county. Sold in a few days.

dont' go by tax value! not in this market.

If you truly have no clue, ask around for a reputable agent. A good agent will move it quickly at a fair price. Yes, you'll pay commission, but that's the price for someone that can market the home effectively if you're not inclined.

Case in point, we put our house on the market Thursday afternoon with a good local agent. I have a full price offer in hand as of a couple hours ago. Barely 48 hours on the market at a price significantly higher than I was expecting.
 
Made an offer on a house just waiting to see if they accept or counter. Roof was replaced 2010, furnace 2004, one A/C in 2015 one in 2018. The inside was very nice and well cared for. So how often do you have to replace a gas furnace and what's the general price of one?

Some of that depends on if its natural gas or lp. natural has more water in it and the heat exchanger may rust faster.
 
I've seen them last 25 years on natural I've seen them last 40 on propane

If I were buying a house I'd negotiate a new furnace at that age or an allowance of at least 2.5k for a new one.

I haven't priced a new furnace in quite a while
