There are deals out there. We found our property on Zillow, after a sale had fell thru. They had a perc test performed and dropped the price $10K which was more than 10% and I jumped on it like the only dude on an ovulating Amazonian outpost.

It is where I'm at, to stay in the district we'd like our daughter to attend, and maintain relative position to both my wife's and my jobs. To have the same house, with the amount of land I'd like, we'd be looking at close to $1m.

My old house sat ~12 feet from the neighbors to either side. On one side was a socialist public school employee busybody who rode from one disability claim to the next. She didn't like the fact that I had guns, so i cut off my worst pair of jeans into shorts, set up a table in my driveway, and started cleaning rifle after rifle. Her son hated her even more than I did, but nowhere near as much as my wife did.
The neighbor on the other side was a retired marine who worked in the trucking industry. we had no problems at all. He even told me to shoot his kids in the ass with a pellet rifle if they didn't stop jumping over the fence into my yard to retrieve basketballs, frisbies, etc.

For land that won't perc, there are active systems that work great. They're expensive, but that's usually offset by the discount on the land.
 
Called the Sheriff out today....

I was pushing my lawn spreader up against the fence dropping bug killer..
I noticed the group of them on the porch, glance, ignore, go on my way..
The damn dog comes tearing off the porch and makes it 3/4 of the over my side of the street. Snapping and snarling.
I just happened to have a branch stick in my hand I picked up of the grass earlier. I swing the spreader between me and the dog and I reaching over trying to judge the distance to make a hit.
Then then they started to call it back.

Start up phone.. Words exchange, me telling them to put the dog away, him and them flipping me off " yeah zoom into this." ... I walk away and make the call.

One of the deputies that showed served the girl with court summons for the last incident. After talking to them they find out she has a bench warrant and the cart her off.
They tell me they told him to put the dog up and keep it locked up. And if I need them again, make the call.

Funny thing, as soon as they heard me tell my wife I called the sheriff , everyone split except the girl ' the dog owner ' .. So they say. Don't matter to me she's taking the fall for him and his dog

ETA ... start organizing a CFF Memorial Day Party then a July 4th CFF Party and so on. A bunch of Open Carrying members milling around in plain site. Then there could even be quite a few dozen empty bottles that some how get dry ice and a little water in them some how “pop” up from time to time. I’m sure quite a few members here know how to rattle other’s cages in various ways ;).

They are aware I have cameras. All over.
The dog had not been a problem for soo long , Ilet my guard down. That’s not gonna happen again. Phone camera will go on and running every time I have to go past there.
 
Apparently one of my neighbors "kids" apparently a grown man. Well he shot up some meth and went stumbling down the sidewalk. The neighbor held him at finger point(hand on hip like he had a gun)until the police came all 7 of them.

Nearly all doors open inward ... you need to make a door bar with a hook that grabs the door handle so they can’t pull the door open. If anyone were to ever do so making it of wood salvaged from old door jams and use standard framing nails will pretty much hide it as long as the fire burns long enough.

My neighbor's kids we're shooting tic tok video dancing on the roof the other day. There's so many kids over there if a few went missing because they fell it might take a day or two before they'd notice. Yesterday a ball hoop went up in the street right next to my driveway. Not amused.

I tried to avoid an HOA but Mrs. wanted this house and the numbers worked. They so far haven't been a pain and have mostly taken the attitude that if no one complains they don't go looking.
The books are open and it pisses me off. They just raised dues to $600 and change. Why? STUPID COSMETIC CRAP. Like maintaining those damned monuments they put up at the entrances, tiny "parks" and pool maintenance for the tiny bowl of ass soup that is supposed to serve 300 homes. You couldn't pay me to get in there. Constantly closed due to somebodies kid crapping or puking in the pool. That and they insist on hiring life guards instead of paying attention to their kids.

My hoa fee is separate from our pool and tennis courts. They want 600.00 a year for the entertainment related stuff. Only problem is they are crappy and rarely taken care of properly. We did it last year and never once saw them clean the pool deck past emptying trash. There was a dorito that lasted a month while the ants worked on it. They were supposed to redo the fencing and pool house this past winter but nope.

Send this to DSS. Use stuff like this to keep people up your neighbors ass. If you do, sooner or later they will run to get away from the unwanted attention. The go after the landlord. Make them clean the property up or sell it. Use government services to clean out the hood roaches.

You may also want to look up your local zoning code and hammer the shit out of the property owner. They want to make your life suck some, you'll make theirs suck a lot.
 
I believe I would also get me a big ole HOGLEG to open carry at all times and make sure that they saw it. Hell, with that bunch I might even consider slinging my AR across my back to cut the grass!

Depending on how cheap the door is you can "penny them in" (old college dorm trick). A couple pennies lying around the ashes isn't too suspicious.

Again the door needs to open out ... and really worked best on metal doors with metal door jambs.

Not to penny jam a door. We used to do it in our dorm rooms...and all those doors opened in.

I wish we had the option, I think the idea came up at a meeting and went over like a lead balloon. The people that use it want the rest of us to pay for their entertainment, claiming it adds value to all of our homes. Believe me when I tell you that the cement pond is tiny and I have yet to hear anyone say they moved to this hood because of the toilet,err pool, that is here.
