Property purchase question

For those in the know, how much do surveys cost, or how is the cost determined? Is it based on the total length of the perimeter and the amount of brush they have to cut through? I know there must be a lot of variables to be considered.

I bought my mountain property last fall for cash and I used an attorney to do the deed, the title search and insurance, and it was about $650. The attorney used software that they had where they entered in all the coordinates from the property description and said that I did not need a survey, unless I just wanted one.
 
Surveys are based on time, and estimates consider your acreage, perimeter footage, terrain, and other factors, like how messy is the deed and how far away is it. Its 100% voodoo.

What you got was a deed plot, aka map check, which just checks the math in the description.

This makes me glad I can't afford property. It sounds like a headache.
 
This lot is probably in a platted subdivision, if so, the title work should be a easy check. The main concern would be the zoning, counties can be a problem if the area is not Ok for the intended usage. A day around county offices should be a worthy expenditure.

Also, dealing with a card shark is never a wise move.

Ok, talked to 3 friends on mine that do this more than me. 1 is a local realtor and 2 do rental and commercial property. The rental/former realtor pulled up the GIS and does not see any need for the survey on such a straight forward property. All agreed on a lawyer for the reasons you guys gave. So I have a contact for a local lawyer if this moves forward. All 3 were also in agreement that I’d be an idiot not to do it. And one told me she will buy it if I don’t. Lol.

Again thanks for the info. I’ll go back over and talk to him here soon. Just don’t want to be pushy about it. Partly because we hate to see him leave. But if he leaves I’d rather be in control of what happens next over there.
