I was born and raised in Burlington, most of my family still lives there, from the sound of things, not far away from your new digs. Hope you enjoy. Regarding the price, maybe Burlington isn't the hotbed of real estate these days, the houses on both sides of where I grew up have been sold in the last few years and both took quite a while to sell. Exact opposite of New Hanover county these days.

Compared to other homes we saw in Burlington it is a very good price.
Many the same asking were much smaller and needed updates.

Inspection report came back.
On the surface the house is beautiful.
But the inspector was thorough and detailed.
Result?
We may just have to walk away.
The bad part for the owner is that they now have to disclose everything that our inspector found.
Too many things that require socialist to come in an evaluate.
One being a structural engineer to evaluate the chimney as it is separating from the house.
potentially very expensive repairs that simple routine service and maintenance could have avoided.

Haven't decided to walk away yet. But that is on the table.

Ask RamJack or someone similar to give you an estimate on stabilizing the chimney and putting it most of the way back where it belongs. Not cheap, but not nearly 50k.

That # was just my layman's guess based on the entire list if findings.
One HVAC needs to be replaced. The other needs repair. Duct work needed.
Creswell space needs work due to excessive moisture and some damp wood and mold. Cost us $6k to do the crawl space on a previous home. But we did the full coverage and dehumidifier treatment.

But I will pm RamJack on the chimney if my wife isn't completely turned off on the house.

Indeed. My wife asked if I thought it was too big. Hell no. Perfect size.
And yard just big enough to justify a new rider mower. Maybe a latbar ZT.

That house is about 1/10 of a mile from my in-laws.

Now less than 1 month to closing.
This house is maybe about 10% bigger than the one sold.
But more useful space. Nicer kitchen. And what's not to like about the look of colonial, southern or otherwise?
I grew up in a true colonial. Built in 1790.
So the style has an ingrained appeal.

We tried to give out hot chocolate sweetened with whipped cream vodka last year and the parents wanted none of it. Very different than Cary. Lol.
