What will lockdown look like?

As we enter serious unchartered waters and an entire world that needs the same things, I just am quite fearful of defending my 2 year old daughter in densely populated area by myself.

I have found a few potential properties and the wife is onboard with us buying w/e the F we need to best ensure her safety. I was hoping to have a 'getaway' property be more of a build up/long term strategy but may need to execute very shortly.

(1) During a lockdown, what is the likelihood I will even be able to buy this property? any thoughts advise anything?

(2) Also, regarding the 'alone factor', any input on forging a local militia of sorts? I will do ANYTHING for this little girl, but statistically, I will be dead rather quickly if things went 'THAT south. Odd thing to to bring up out of nowhere to near strangers, but I need to et some of my guns into more hands to increase protective capabilities. few MDs in my complex who are my first thoughts to involve, for obvious reasons.


#1 is my main concern, need to get out of this completely unfortified and densely populated environment. I have backup plans to fortify this place if necessary, and of things dont get to the reallll bad level, ill pay the repair fees upon lease end lol. but if this situation goes on for months, will need to be TF out of here.
 
Just got an EM from SLED about what LEs should do upon seeing gatherings of 10 or more. This was a 3 parter telling what McMasterbater expects LE to do with his Proclamation.
Short version...10 or more order to disperse, tell restaurant owner his Liquor License will be suspended unless he sends all away. The fine is a misdemeanor and costs $100.

You're a lot behind the curve there man. If it's that bad where you live I recommend a rental in a location closer to your goal.

But I hear fear talking, not logic. take a minute and think it through.

Your talking about panic buying property, take a step back and really think about how bad of an idea that is.
 
Too late now. If you're thinking about bugging out, you probably need to do it in the next couple of days. Otherwise, hunker down and get ready to deal with the impending chaos.

This will pass and you will be fine. But this is YOUR wake-up call. Get what you need for your family. Meds , food to get through. Then just as soon as the shit gets better get what you both (wife) want. Without her it will not work.

You love your daughter so much - be there a little longer for her, save your heart a few years by relaxing a bit.

Somewhere on this forum there is a quote of me saying (when I first joined) maybe December-ish, "I really hope S dont HTF before I get out of this apartment. Its just where we are for the transition. Out of state relo was complicated enough. I had my prep situation decently set up where I left, but only so much I can do at moment.

It is definitely fear talking. I have the money, I would rather blow my brains out than go through unknown hardship for 6, 12, 18 months and expose my daughter to the most vile parts of others an potentially myself. I reallllllyyy hope it doesn't get that bad, but if it does and there was something I could have done about it id hate myself forever.

My 'tent on the town green' was more the irrational childish and emotional response to not liking to be treated like a child by our government (ironic...lets call it, talk to me like a child and ill act like a child, ha...).

It is sort of panic buying property, but doing so ideally with property that meets the criteria for property we eventually would have purchased. Just reversing the order of things due to panic. A house in Apex can suck my balls right about now.

I work remote, my wife is in sales so field based but currently on home duties as a result of all this.

Given the decisions being made to absolutely butt F&^ our economy, along with simultaneous global demand for food etc, I don't think its unreasonable to putt the probability into the 1% or above category that we/USA/world go into full blown depression. so im most definitely trying to cut through my emotions here, which is a difficult exercise. I have come to the conclusion that it is at least not IRRATIONAL to get a property with small house on it or something we can demolish or remodel later. Its just a gamble, but IMO, not necessarily irrational. If everything recovers fine, then yeah, I should have put this money into various aspects of financial portfolio and pay for our vacation/bug out property with liquidated gains in 5 years blah blah blah. But this situation is just too FUBAR for me to be comfortable with any of the million ideas going through head.

There is a 10 acre tract near me for $21000. Wooded. Creek runs through it. For sale by owner. On the corner of two dirt roads.

Much appreciated Kcult? Is this lot in SC I assume? that's a solid price per acre, but we also looking for 30+ unless it had investment potential after things settle down.

Cowboy the **** up. You are a father and you have responsibilities to your daughter. Eating a bullet for breakfast will not help her at all.

Hard times breeds hard people. It makes them more resilient for the harder times they may face in the future. We’ll get through this shit and it may prove to be a pretty damned uncomfortable ride, but get through it, we will.

“Throwing in the towel” is never a solution. You need to let your worry turn to anger and your anger to hate...a hatred of “giving up”. You have to purpose in your heart/gut that tapping out is never an option...not for you.

You have a responsibility to your family. Assume that responsibility cheerfully, no matter how hard things may get.

I say with love, get off this forum, get off all the other forums, stoplistening to talk radio. You are so steeped in fear that you sound like a blathering idiot, and I don’t think you are.

You are in a difficult spot, but you can make plans to be safe in the short term by going gray. You aren’t the only young couple with an infant in an apartment. Blend in, don’t stand out, appear dazed and confused and clueless. You really don’t need to be the best prepared, you just need to be a little better than average for your current location. All you really need is situational awareness, the guns and armor and supplies just make us feel better, but they are far from the most important thing...a cool head. Brother you have not got a cool head, so everything else is wasted effort.

Jim’s advice, buy into the stock market so you can participate in the recovery and sit tight. Make that decision and only change it if the facts on the ground change.

You should already have a bug out plan in place with bug out bags for each household member. I’m assuming at 2 YO, your daughter doesn’t require diapers or a bottle. That in itself is a blessing. If you DON’T have bug out stuff ready, then get it ready. But don’t bug out. Just chilllllll.....
Take this opportunity to look on Zillow, mossyoakproperties.com, etc. and start planning your relocation project now.

6 months from now, the world will be somewhat back to normal, although still reeling from all this.

Oh, and one more thing....

Don’t let the next “disaster” catch you with your dick in your hand. This one ain’t so bad. The next one could be 100 times worse....

Just chillllll....spend some quality family time and keep your head on a swivel.

A lot of us have been studying and planning for this scenario for a long time, damn long time in some of our cases. If you panic, you and your family lose, pure and simple. Your family needs to know you have your shit together. You have a great support group here similar to the groups we had in the 80's and 90's through Y2K and 9/11. We were damn serious about this stuff, had our hockey together and planned for worse case scenarios. I won't go into those details because they do not apply here.

Buck the hell up, get organized and determine what you have and what you need (basically get 4-6 weeks of provisions). Make sure you have plenty of baby stuff and new toys. You have a couple days left before the sheeple hear more bad news and go even more nuttier than they are now. If you have never practiced a bug out to never=never land, don't even think about it. You will more than likely die.

And finally, if you have any doubts about your daughter's safety bring her to my and Chicken Lady's house and we will be her grandparents for a while. I can assure you between me and the folks on this site that live within 5-10 miles of here will not let anything happen to her, period.

If it seams that I'm reaming you out, I am. Quit flying off the handle and get ahold of yourself.

4-6 weeks provisions is done. Just hoping it doesn’t get to point where ducked up things need to happen to keep it.

been running, lifting trying to stay in peak shape.

My mind is here and ready to do whatever is necessary. Including scooping up some real estate if it’s the right fit—and likely many deals there too. My original sentiments were primarily around wether that will likely even be doable under lockdown (will banks and RE attorneys be allowed to work etc).

I’m not losing my shit, society losing ITS shit and I’m hoping to use my means to avoid it if possible.

10-4. But that’s what I’m thinking and hoping to avoid. The reprioritization of some of our plans would be to reduce the potential of running into such situations. We have identified some properties meeting many of checklist features and are keeping an eye on the impact to RE market. I expect as people continue to lose jobs, income and financial security needed to buy homes much less secondary and tertiary properties, the prices will drive down.

just not sure at that point if I will be able to actually execute. I “fear” some of the initial posters speculation that its likely too late given timelines of such transactions versus .gov escalation.

but so long as realtors and sellers want to make money, and lawyers signing papers are not hindered by something like travel restrictions enforced by national guard or something I may still have chance. We shall see I suppose.
 
Ok ... sometimes you have to re-evaluate life.

Kids sometimes change what is important to us.

Sometimes careers need to be sacrificed and other things implemented in their place. Sometimes we can’t have our “cake and eat it too”. Sometimes we can.
Calm down, regroup, take a look at the big picture and respond accordingly.

The older you get, priorities in life change but one thing for certain is ....
 
Spoke to a realestate guy in Charlotte yesterday, under $1mm is on fire while folks are walking away from deals at $1.4mm and above. I expect prices to trend down somewhat, but in a recession people that are unemployed tend not to relocate because there are no jobs anywhere, so both supply and demand for housing dries up. In this particular event it looks like the banks have agreed not to foreclose for some period which is going to further reduce supply. Just saying that I’d expect it to take some time to find the right property during this, but by all means keep looking.

Good info. I get the feeling the rural might not be as volatile. Looking at GIS in various counties, these homes/properties/farms are long paid off. Born and bred southern folk rooted in them. Will DEFINITELY be waiting out the suburb market, as some of the over inflated prices will certainly stabilize or even drop below market if banks begin foreclosing again. I would imagine that's more of a PR stunt by the banks than genuine altruism. Only so many missed payments for so long before they start needing assets occupied by folks who can repay the debt.

I can be pretty anxious sometimes, but I've been sleeping better the last few weeks than I have in a long time. I think that comes from, as others have described, being more prepared than your average person.

I agree with everyone else, turn off the news, and go for a walk. It's one thing to prepare for the worst, but another to dwell and obsess on it to the point of it hurting your mental health.

I feel like the panic is media orchestrated mostly. You hear about every person catching the virus and get updates on their declining condition until they turn the curve and start to beat it, then crickets.... this can work to your advantage if you don't give into the panic/fear they want you to have. Most people are so scared, they won't leave their houses. Of course, only you can judge your current safety situation, but id encourage you to check your stock and try to relax. This thing ain't gonna cause riots bc everyone is scared to be in the same room with each other. Long as stores keep re supplying, people will eventually stop hoarding goods. Just learn from it and plan your improvements for the next time the mainstream media tells everyone to lose their minds... Best of luck buddy, you got this. Calm and patient

Pricing WILL drop in the near future. Without wages coming in, folks will sit on their cash. Trust me, as a builder, I'm seeing that.

But once we hit the downslope on this bell curve, you can bet there'll be a new found level of consumer confidence. Cheap money to borrow means folks might borrow more than they should.

You do any building in SC??? If so, I am looking for a builder.
What FireDude says, man up. Don't talk about crap like you are, if it comes to Zombie time both you and your girl will be zombie food. It would be hard getting land now, the county offices don't consider land transfers essential business right now and it will take months.
Make do with what you got now, chill out, when this crisis passes and things get normal again, look at getting land and stuff.
