Hey all, i have a metal garage going up in a couple of weeks, and the building inspector says i need a couple flood vents due to flood zone maps. Any suggestions on types or brands would be great. I also will have to install them myself. Thanks all!

Did they give specific requirements for them? Ones I have seen were kind of crazy for some places as water wouldnt have stayed where they required them any way but they were nothing more than a door that was hinged at the top that could open at the bottom if pressure built up behind it. Very similar to a crawl space door.

So like a dog door but maybe with metal bars to keep dogs out?

Don’t know about metal garage buildings but residential wise to meet code (and this was over 10 years back also) you have to have so something like one square inch of flood vent for every one square foot of foundation square footage if I remember right and then at least 2 vents per wall. Ones for a metal building, especially installing them, might be a little different so I’d say check with the building’s manufacturer for what they recommend.

Inspector didnt give any specifics other than x square inches per x square feet of building. Im just not really sure how to cut them into a metal wall, other than a cutting wheel on an angle grinder. The “builder” says they dont deal with flood vents. Its on me to put them in.

If you're going to need an Elevation Cert after the build, you'll need flood vents that meet spec. Both of these places make approved vents:

Forgot to add, you can call Freedom, or, I think, upload your specs and they'll direct you on what you need. It may be as simple as cutting in the vents and using adhesive, though a mechanical connection like a couple rivets would probably be ideal.

So on a steel building, should i just use a cutting wheel on a grinder, and glue/fasten it in? Never done this before.

Use painters tape and cut through it to help prevent paint chips. Once cut silicone and install the vents with sheet metal screws....what county is it in? In my area regular vets are qualified as flood vents.
