What would be ideal is a loan using the current home for collateral that would allow me to buy a new house outright and then owe on the old place/rental property. That way if the bottom drops out our home is still paid for and the rental home can be sacrificed.Consider selling and buying 2, one to rent. The most appreciation seems to happen below $500k anyway.
