How to buy a new Mobile Home?

    My mom owns a house on 20 acres in Alabama, but it's a 2 hour drive from my sister's house, where my mom wants to live. She's already got a buyer lined up. He's going to pay cash.

    My mom says that, as soon as she moves into the new trailer, she'll sell the old house and land, then immediately pay off the trailer in full.

    Sounds like a mess waiting to happen, and I don't say that flippantly. There is no need for you get burned.

    Sounds like the house needs to be sold before the trailer is bought. It would eliminate a loan, a cosigner and a bunch of hassle. Also the 3 week time frame is nowhere near realistic for anyone involved. I know she is your mom, but you are under no obligation to play other people's game by their seemingly arbitrary rules.

    Maybe they know something you don't? Cosigning on a loan for someone who might not be the best with money, is bad juju.

    Seems like if she owns all that, she could get the loan with out you.

    Nah. I know the buyer. He's her next door neighbor. He owns the adjoining 60 acres and wants her 20 acres to complete his 80 acre rectangle of hay fields. He can easily pay her cash for it and he's a nice guy.

    It's not a scam.

    My mom needs to buy the trailer first so she can move her belongings into the trailer. Whatever she doesn't want is staying in the old house and the neighbor is going to do a controlled burn with the local fire department, then bulldoze it and start growing more hay.

    I honestly appreciate y'all's concern. I'd be telling someone else the same thing...

    But, I may call the neighbor and ask about buying the house, then giving my mom 2 months to move out. That would give her time to buy the trailer with cash and move into it... That's probably a much better idea.

    Just ask him to rent it for 2 months before he dozes it. If he is going to burn it, most not be worth owning.

    The house was built by my grandparents in the 60s. It was one of those old kit homes where you pick out the floor plan and a company builds it in a couple weeks. Small house with small rooms, low ceilings (I'm 6 feet tall and I feel like I need to duck when walking from one room into another) , crappy fixtures... And nobody took care of it. It's about ready to fall down. I want to get my mom out of it asap.

    I wrote that poorly...

    I may call the neighbor and ask him to buy it now, sign the papers, pay my mom, and give her 2 or 3 months before she has to be out and give him the keys.

    That would get the money into her hands now so she can pay cash for the trailer. And she would still have time to move her stuff into it before she has to give him the keys.

    It's called occupancy. Happens all the time. Sell house, get paid, in closing contract you ask for 1-2 months to move out. Seller pays buyer rent on a per day pro-rated scale.
