5 acres raw land in Colorado

I bought this 2 years ago in San Luis Colorado and am going to go get a survey this year since COVID halted my plans last year. Heading there mid April from my research Colorado requires a permit to get a permit kind of thing. Plan to build a a spring through fall homestead over time. Wish me luck!!!

I lived in Wyoming for a few years in the late 1970's and early 80's and have been back out west twice since I retired a few years ago. Spring through fall is a good plan as the winters are brutal. Good luck with your homestead project and shoot a few squeakys for me.

I love Wyoming too we spend a lot of time exploring Yellowstone but I’m too old and broke down for those winters for sure!
 
I was just going to ask if you were also getting the water rights with it.
I buy those separate as far as I understand when I get the permit to drill a well I pay for the rights in the cost of the permit but I will get that sorted out in April when I get there. As of now I think I will get a tank and haul water and see if I can do a well on the down low if the well permit $ is crazy
 
The people that own the water rights on any land in CO are serious about it. It would not be a good idea to drill a well if you don't own the rights.
 
It's awful arid out there, but beautiful & the stargazing is absolutely amazing.

One of my kid cousins has 10, 15 & 75 acre properties south of Breckenridge. He snapped up the smaller parcels 5 or 6 years ago & the big un in '19. He & his missus are working on building a vacation home/family campground on the 75 acres & are hanging on to the smaller parcels as investments.

They're out there at least once a month & "the ranch" has become the site of our annual clan pilgrimage to CO. We love it out there. Wouldn't wanna live there, but sure do love to visit.

Places here in SD that dont have water put in cisterns and truck in water. I doubt they'd even let you drill for a well (or if it would be worth it).

That’s my plan for now. I will just use this place for short periods while we travel out west. At first we just want a place to park the RV
 
Not sure what elevation you’re gonna be at up ther but you’re for sure over 1 mile above sea level ... more like 1.5 miles. Watch yourself when starting out for effects from getting to that altitude ... take it easy and acclimate gradually. It’s like 35-40% less oxygen in the air. Headaches are common along with dizziness and possible nausea. You’ll also need to watch your water intake. At that elevation you dehydrate quick but internally and externally ... carry a water bottle along with chapstick and lotion (watch your feet for cracking too!).

A well is going to cost big $ if you have the rights,and make sure you bring a jacket...There is no such thing as a "warm" night for Southerners in CO. That area you will be in the low 60's/high 50' most summer nights.

You will have a fair share of yotes and rattlers to keep you company too!

Oh yea we went through altitude sickness in Rocky Mt National Park in 2019 and it sucked. Being on flying status in the Air Force I should have recognized it but I didn’t until it was full blown. Don’t want to do that again. But now I know what to watch for.

That's part of why I couldn't live there. Absolutely beautiful & awesome for outdoorsy types, though.

I always feel a little overwhelmed whenever we go out there. Some of it's the altitude & some of it is just the sheer amount of natural beauty, but the majority of it is the scale of everything. BIG country & the sky at my cousin's place in a valley at 9000' is so big, it's disorienting.

Camping, partying & stargazing in the mountains with our tribe of heathens, the funky little ski towns to scratch my foody & beer nerd itch & that amazing CO flower keep CO at the top of the list of places I'm willing to travel to.

Where we are at is almost 8000’ and the nights are amazing

Yea it was really nice last year was a wash because of COVID at least I got to spend time in the mountains of NC
 
I went to Colorado twice last year. The 4th of July and the week after Christmas. Both times the airplane was full, all seats. And they still told everyone to social distance, yeah right.
 
Even late fall can get cold and bad snow. I 2019 we were coming from Reno and staying ahead of a blizzard by 24 hours. It caught us in Nebraska
