Finally bought some decent land

I had some forestry mulching done on mine up in the mountains and it is a world of difference. I got it posted, cable up and also a tree stand ready for Saturday morning.

I also found an aerial photo of the property from 1948 which showed why the property was cut up the way it was. Where the old road ran before they straightened it out.
 
figured I would post up a pic of the current state of the range. It's been a wet fall and winter and I'm debating on damming up the ditch so I can have a nice body of water to shoot over :D

So......was doing a little genealogy, and I realized that the land I plan on building on was more than likely already owned at least once before by my wife's family years ago. And the church at the end of the road was founded by one of my ancestors, since he was a Reverend at a smaller church that burned down a little ways down the road. Crazy, small, tangled world aint it?

So we are building a house - specifically, the wife's dream house. We have a trusted builder, financial stuff, and I just plunked down a CHUNK of change for a PDF file (house plans) so....both feet first. First things are well, septic, and power not necessarily in that order. We're trying to use locally sourced labor wherever possible.

2435 heated sq. ft with a 474sq ft bonus room. Storage off the garage is pretty nice as well.

We were going to stick with less than 2,000sq ft, however my wife wanted the bonus room to be my man cave area and I'm fine with that. Metal roof with solar, Hardieboard siding, 2x6 sidewall construction, and crawlspace foundation are the choices I've made so far.


Pretty exciting stuff.

Are you guys planning to rent while you build another / find another home? We have a realtor friend who said the CLT market is so hot right now they are selling homes and then putting in allowances for the current homeowner to stay another 30 days in order to move out. Unfortunately that's not going to work for this project.

We plan to do a quick buy on a small place to live in while our home is built. Turn it into a rental afterwards. We may go ahead and get started on my shop and start on getting permits pulled for septic, well, and power. It’d be a place for storage of our “farm” stuff while we wait.

I know the counties do things differently, but I’m curious how your permitting process goes. We have to have a building permit filed before before addressing takes place. Not sure how to get Duke Energy to come out and look at things.

I wish I could redesign some of that Master Bath tho. Tub location and layout seems like it could be better?

yeah we may just eliminate the tub but the shower will most likely be walk thru / doorless so you could literally shat shower and shave and never see the tub :D

Yeah the shop / container / shitshed is going to be up the hill over the ditch near the range. Big plans.....let's all hope that I get a chance to complete them.
Economy isn't looking great as I type this.
 
I really like that plan, but I echo the others who recommend making the garage bigger. Maybe not a 3-car, but just stretch it in both directions.

The only other issue I'm having is that every time I look at the plan, the word "STORAGE" keeps morphing into "RELOADING".

reloading room is above the garage and has it's own bathroom. BONUS means AMMO lol.

The 'storage' has a roll up 8ft garage door so it's most likely gonna be where I park the ZT mower

Go with a 3 car sized garage fit with 2 roll up doors.
You will end up with garage space that you can actually open the car doors with both cars in there.

We'll be building later this year, the 2 car garage with extra storage will be all hers. Don't have a solid plan on the house yet, but "my room" is already planned out. Little 3 bay building with a carport.
 
Not sure how to get Duke Energy to come out and look at things.
They have what are called special projects engineers that will come out, evaluate your needs and cost up getting service. They’ll credit part of it as cost of business and it depends on how far you run and if there are obstacles as far as whether the cost exceeds the credit. In our case we had to run over an NS railroad and mount a couple of pad mount transformers and went with buried cable. It wasn’t cheap.

In my parents house, they wanted a curb-less walk in shower. They were thinking mobility in old age. It is doable. The floor is mostly TMJ but the curb-less shower required a recessed floor. Got a structural engineer to design a hanging, bracketed, section to recess the floor the required depth (a few inches). Wasn’t terribly expensive.

One thing I will suggest is to be out there with a square and a level during the framing and make them get it straight! They didn’t with my parents house and things like putting tile in the bathrooms became a real trick.
 
needed to update this with some pics of the homesite and pasture area (as seen from the proposed driveway site). I had some property line encroachment issues with my neighbors, and with the help of @Catfish and @premise we got that taken care of.

New owner didn't know where his line was, previous owner sat a prefab building 90% over the line, new owners assumed they owned more than they did. When they started putting riding corrals and planting corn I started getting a bit irate. We flagged it off a survey and he moved his stuff. Neighborly ways out here ;)

If anyone nearby needs a surveyor crew, I highly recommend contacting these guys.
