VinFast is Building A $4B Auto Plant In Moncure, NC

Maybe a state doesn't want to try out new "grandfather laws" . Especially a southern state. You know..... history.
Then people can stay where it sucks because of what a lot of them voted for. The only people that end up suffering and getting screwed are native southerners that can't compete with out of state money.
 
I've long said, for these big companys moving in getting their big tax breaks, it needs to be worked into the contracts that they pull all their needed employees from the surrounding area(s). NOT import them on H1 visa, not pay to have them move from out of state, not roll them up like astro turf and move them from their last location. You come to NC, you need to hire NC locals and have programs for OJT/promotion so these locals can promote up within the company. If you have to bring SMEs in for certain jobs there should be a timeline in place to have the new (local) employee trained up and proficient.

Pipe dream, I know.
An immigrant from India up in the Chicago are brought in Indians for all the jobs at his company and paid them what they would earn in Indian. That was a fraction of minimum wage. Even professional with masters and PhD's. They didn't speak English, were kept isolated.
Things to watch out for is the company building dorms on the campus.
They chose that area because it is more rural and not many big employers in that area. There will be dozens of very low wage Vietnamese brought in. It is run by communists. They will do what communists do. And the abused labor they bring in will not complain. It is a lot nice here than in Vietnam.
 
I am always suspicious of these things. I know I am a huge cynic. Tax giveaways to out of state or in this case international companies that are basically selling a vaporware product.

Giving away money to huge tech companies on vague promises of "hiring" and phony pay scales seems to be a thing politicians fall for over and over. From the local commissioners to the governor they have no problem spending tax payers funds. Never forget Cooper is running for a Senate seat or will be shortly.

Meanwhile local small businesses or companies that have been in the area for a long, long, long time struggle to stay afloat.

I'll go out on a limb here and say these grifters will move on after skimming as much fed/state "green" money as they can. I'll bet they never build a single "auto" and would be shocked if they get battery production running. I think a lot of these companies coming to this area will bail in a heartbeat if the economy really starts to slow. At best they'll "delay" their plans or "re-adjust" priorities in timelines.

And I'm with the other poster that wonders why they keep building on green fields instead of tearing down or renovating existing empty sites that were previously used for production. It's a waste. (Yes I know that there are valid reasons, I get it. Still doesn't mean that it shouldn't be looked at, pressed by state/local government. )

I'll be that cranky old guy and say in the coming recession/possible depression the "Triangle" area is going to get burned, very badly, by the economic downturn. This area has been very fortunate in the past to escape or just barely be touched by poor economic periods. It's not the late 70's - 2010's anymore. The triangle got nicked enough to feel it back in 2008-2010 especially if you were one of the "tech layoffs" victims. I still remember a few housing developments that stopped and lots of 'for sale' signs during that period.

This time I think it's going to be way worse, too many "tech" and "bio-pharm" zombies are going to fall down and die on this one. When all the 'downtown' "app" companies go belly up, there's going to be the discovery that NC isn't immune to financial forces beyond it's control. I'm thinking the crying and wailing will be epic as "equity" vanishes into the dust.

Damn I sound like a doomer. I blame it on my grandfathers, they were such cranky old guys about overpromising and underdelivering, contrary to my father who was all about new growth and bought into every two bit scheme there was. Sorry to such a downer and naysayer, I'll just go sit in the corner while the circus is in town.

They are clear cutting A LOT of trees, but the site was Performance Fibers manufacturing facility.

Add to that all the road upgrades. We got a form letter about a month ago that folks may be walking our property surveying for road upgrades.

If you tax all the new homeowners enough, you can raise taxes on the individual family who has 20 acres enough where they will have to move away. You can then subdivide their land and tax 40 families instead of just one, with property taxes AND income taxes.
80 homes. No way they are making half acre lots in a subdivision. Lol.
 
Tesla was well funded and they had issues getting up and running, then more problems, will take this new company a lot longer then Tesla.

Well the good news is our property values should continue to increase. Hopefully when you're ready to sell & move "up north" LOL, some big wheel will pay mad money for your place. I had planned to live out the rest of my days right here, but it's really hard not to sell this place and use the equity to pay cash for another place far away from development. @Crazy Carl 's posts sure do make MO look tempting.

It is definitely the kinda place that quite a few of us on here would find right up their alley. Only 3 blue counties- Jackson, Boone & St Louis (KCMO, Columbia & STL), so it's fairly easy to avoid what few libtards we have.

Jobs get scarce the further you get away from town, but taxes are low, laws are very liberal (classic definition, not libtard), folks are friendly & all the hunting & fishing you can stand.

Think it's a state law that any burg >250 souls has to have a gun store. Bait shop as well, if within 10 miles of a lake or navigable river.

Anyone ever seen a "VinFast" anywhere other than a car site like AutoBlog, Autoweek, or Car and Driver? No? A dealership or display store like at least Tesla? No? Ever even heard of Vinfast before Pooper/Pols gave them Millions? No?

You might see people buying a Volvo (Chinese), a Ford, a Chevy, a Toyota, a Honda, maybe even a Mazda EV. We know they will buy a Tesla, they sorta got there first so have the mind set now. But a bunch of no name EVs?

Someone better get busy with marketing and advertising otherwise there will just be a stack of EVs sitting in a field in Chatham county.

Look at the bright side, it's near Woody's and they can be used for "training" or targets.
 
Geez Louise! We built our 20 ac, riverfront, forever home in a gated neighborhood 6 years ago in sleepy 'lil Moncure. Its quiet, peaceful, LOW traffic, sitting out at night the stars are bright. By next year if someone sends an errant round over my range, it'll go into the new plant.
Chatham Co is also building a large park next to this facility as well.


The timing's interesting, we're getting ready to break ground on a model timber home my wife will be using to sell new homes. Maybe one of the Vinfast execs would like to pay the current crazy real-estate prices. I hate to leave the area.

I'm with y'all. I've been speculating since the news broke on this thing that it's some big money laundering thing funded by NC taxpayers. Or some clever graft by the VinFast people & politicians.

All the millenials that have been buying houses around here for $750k and up. When the economy turns they’ll trade in their SUV’s for little econo-boxes to save some $. They’ve never seen high interest rates or hard times.

Once they announced the project, I knew it wouldn’t be long before people would start to lose their land to eminent domain. There is no way right way to do the wrong thing. But at minimum, the land owners should be given the same percentage land values increased in that area each year, for the rest of their life.

Apparently there was a meeting to discuss all of this in Pittsboro. Folks found out about it from neighbors placing flyers at gas stations. Chatham didn’t have the Effin’ decency to inform those of us that live here.
Thankfully I just got permit clearance for our septic field in Wake Forest. Chatham can POS up a rope.

That probably doesnt account for all the land they will take for water and sewer and power lines to the facility as well.

They'll lock land up for years saying you can't sell it to anyone but them and make you pay taxes on it. The state was never your friend.
 
The state and county probably already told them they dont have to pay any taxes*

The workers also arent going to invest or participate in the surrounding community.
